Copperfield Homeowners’ Association Legal Documents

There are two basic legal documents that determine how the Copperfield Homeowners’ Association operates, what it does, and why it does so. Those documents are the By-Laws of the Copperfield Homeowners’ Association and the Conditions, Covenants, and Restrictions (CCRs) that you agreed to when you purchased your property. These documents are provided here as a convenience for the members of the Copperfield Homeowners’ Association. These are believed to be true and accurate copies of these documents, but they are not certified. If there is any question or dispute concerning the contents or accuracy of these documents, the official copy on file at the Brazos County Court House will prevail. These copies are a convenience only.

By-Laws

These by-laws describe the operation of the Homeowners’ Association, and the procedures that it will follow in the course of doing its business.

Covenants, Conditions, and Restrictions

The CCRs are the documents that describe the terms and conditions under which you may use your property. The Architectural Control Committee, defined in the Association By-Laws, is responsible for enforcing these restrictions.

Board Policies

State law now requires that the Board of Directors of all Homeowners’ Associations in Texas adopt and publish policies in a number of different areas affecting homeowners within the association. The following documents are copies of the documents adopted by the Copperfield Homeowners Association board of directors and on file with the Brazos County courthouse.
